Hi how much for everything including the track and land? How much down is needed for owner financing? Are there any covenants or restrictions by municipalities or idividuals? How much are all fees and taxes each year?
Answer:
Greetings, Price for the turn key facility, 18.75 acres and all equipment and supplies for daily operation is 750k as supported by a recent appraisal. For all owner financing probably 1/3 to 1/2 down would be needed. The owner would also consider holding a second mortgage with flexible terms should you need to get some conventional financing. Currently there are NO restrictions on the land. It is NOT zoned either. Located in the county just outside city limits. No noise curfews in place either but the owner usually tries to have everything finished up by midnight or shortly afterwards just to be courteous to the people within hearing range. Property taxes, occupational licenses and so on run about 4k per year total. Track income will be discussed with potential buyer after a tour of the facility has been completed and a non-disclosure has been signed.
